  • Save time and disappointment - elect an agent to find your dream let or property for you

  • Stage payments are usual as the house is built


  • Many new developments can be found


  • The view you see today may not be there tomorrow !


  • Check where your water reserves are and any charges


  • Your garden area will become your lounge & dining room in summer


  • Swimming pools will require regular  maintenance & cleaning

 

 
RENTING

       HOLIDAY/SHORT TERM   TIP: It is worth the months rent charge to have an agent find you a long let

  • There is no shortage of short term rentals from 1 week to 6 months stay


  • Winter lets can be as cheap as £80 pw for a 1 bed apartment


  • Most short term rentals are only available at high cost during peak season (up to £1000 pw)


  • Many fancy Villas are let by their owners when not in residence...Ask around or ring us


  • Many agents ( immoboliaria) for short lets can be found in all popular holiday areas in Spain


  • Be aware that during high season most rentals are filled despite the large numbers available.


  • For the inland traveler Paradores (State Run Hotels) are available at v/good value for money

  • LONG TERM LETS     TIP: These are more difficult to find on the Islands     

  • 2 months rent payable in advance plus 1 months agents fee is normal for long lets ( beware and suspicious of those asking for more than this).


  • Long lets usually refer to contracts of 12 months but many give 11 month holiday contracts


  • Long term tenants have strong legal rights over their landlords hence the 11 month contract


  • Many lets are fully furnished down to the last knife & fork

  • Problems can exist for those wishing to bring in their own furniture (look for garage space)


  • City rentals can be more expensive than London or certainly on par with.


  • Coastal rental charges are on par with average UK rental charges (1 bed apartments from £350 month)


  • It is worth securing a let a month before actually moving out to avoid disappointment.


  • Lets can be found that accommodate Pets but most prefer without. Children are less a problem
